One on One or Corporate Training: We offer individual or staff training in all aspects of leasing and property marketing. Proposal Analysis: We will review and supply you with a complete financial breakdown of the lease proposal/letter of intent similar to the one used by many landlords. This lease proposal review will illustrate a month to month and year to year cost breakdown of proposed charges, We will show you how much the space will cost a tenant on a leaseable and usable square foot basis. This is all presented in an easy to follow format allowing you to follow your potential costs, right to the bottom line. An analysis like this will allow you the tenant to make an apples to apples analysis between prospective buildings. For the building lease agent, owner or a broker this breakdown helps you maintain and control your occupancy costs and allows you to deal in an honest and open manner with your potential tenant. Our analysis comes with our recommendations.

Lease Analysis: For tenants this is a service that can be used any time during your tenancy or before. Perhaps you’re uncomfortable with the lease that’s been presented to you for your new space, renewal or expansion. Perhaps you feel your escalation charges are too high or you may feel you’re being over-charged for over-time utility use. We will review your entire lease to help you identify potential areas of dispute. We find, for tenants this analysis is ideally done prior to signing your new lease in order to prevent such over-payment problems; but there are times when it can be equally as effective to resolve or point out these problems to your landlord during your tenancy.

Operating Expense Analysis: Tenants, if your lease is “Full Service” is your landlord double charging you for operating expenses? Perhaps triple charging you for the building’s real estate taxes? Unfortunately we’re finding this issue has become a national epidemic. Not long ago you would receive an apology and an adjustment for the oversight. Not anymore. Many landlords feel this practice may be unethical but not illegal, therefore it’s okay to double and triple hit the tenant for these charges. “It’s market.”
